Residential sales activity reported through the MLS® Systems of real estate boards in Ontario numbered 88,862 units in June 2024. This was a substantial decrease of 4% from June 2023. The more comprehensive year-to-date average price was $880,807, a modest decline of 1.2% from the first six months of 2023. Months of inventory numbered 3.8 at the end of June 2024, up from the 2.1 months recorded at the end of June 2023 and above the long-run average of 2.3 months for this time of year.

Residential sales activity reported through the MLS® Systems of real estate boards in Ontario numbered 54,992 in May 2024. This increased by 4.9% from the same period in 2023. The more comprehensive year-to-date average price was $876,615, up only 0.5%. Active listings were 54.9% above the five-year average and 23.2% above the 10-year average for the month of May. Months of inventory numbered 3.3 at the end of May 2024, up from the 1.7 months recorded at the end of May 2023 and above the long-run average of 2.1 months for this time of year.

The average price of resale residential homes sold across the province in March 2024 was $889,033, a modest gain of 1.4% from March 2023. Active listings were 38.2% above the five-year average and 4.6% above the 10-year average for February.
